Just Bought a Home in Yuba City? Here's Your First-Year Homeowner Checklist

Welcome Home, Yuba City! (Now Let's Keep It in Great Shape)
You did it. The keys are in your hand. The papers are signed. The moving truck is either on its way or you're already surrounded by boxes. Welcome to Yuba City homeownership.
I'm Karla Guerrero from K11 Home Inspections, and if we did your pre-purchase inspection, you might remember me from the attic. (Sorry about the dust.) But even if we didn't inspect your home, I wanted to share something we've been giving our Yuba City clients for years — our first-year homeowner checklist.
This isn't generic internet advice. This is specifically for people living in Yuba City, Marysville, Plumas Lake, and Sutter County — because your home faces challenges that are unique to this part of California.

Before Summer Hits: Your HVAC Survival Plan
I'm putting this first because if you've never experienced a Yuba City summer, you need to hear this: it gets hot. Really hot. Like, 107-degrees-and-the-dog-won't-go-outside hot.
Your air conditioning isn't a luxury here. It's survival equipment. Here's how to take care of it:
Right now (no matter what month it is):
• Find your HVAC filter and check it. If it looks gray and fuzzy, replace it. Do this every 1-3 months going forward — set a phone reminder.
• Locate your thermostat. Learn how to program it. A programmable thermostat that lets the house warm up slightly while you're at work can save you $30-50/month in summer.
• Walk outside and look at your outdoor AC unit. Clear any weeds, debris, or bushes growing within 2 feet of it. That unit needs airflow to work.
Before May:
• Schedule a professional HVAC tune-up. A technician will check refrigerant levels, clean the coils, and make sure everything's ready for the heat. This costs $80-$150 and can extend your system's life by years.
• If your home inspection noted the system is 15+ years old, start a "future AC fund." You don't want to finance a $10,000 system in the middle of July when it dies.
Pro tip from inspectors: If your Yuba City home has ductwork in the attic, it's worth having a professional check for disconnections or insulation damage. Attic temperatures here reach 150°F+ in summer — leaky ducts mean you're cooling the attic instead of your living room.
The Foundation and Drainage Dance (Every Season Matters)
Yuba City's valley soil has a personality. It swells when wet, shrinks when dry, and your foundation is along for the ride. The good news? You can minimize problems with some simple habits.
During rainy season (November
• March):
• Walk around your house after a rain. Where is water going? It should flow AWAY from your foundation, not toward it. If you see pooling near the house, you've got a grading issue worth addressing.
• Clean your gutters. I know, nobody likes this job. But clogged gutters dump water right next to your foundation — exactly where you don't want it.
• Check your downspouts. They should extend at least 3-4 feet away from the house. If they just dump water at the base of the wall, add extensions. They cost $10 at any hardware store.
During dry season (May
• October):
• Here's the counterintuitive part: extreme drying can be just as hard on your foundation as too much water. If you see the soil pulling away from your foundation and creating a gap, you can lightly water the perimeter to keep things consistent.
• Watch your doors and windows. If they start sticking seasonally, that's the soil doing its thing. Minor seasonal movement is normal in Yuba City. Sudden changes are worth a call to an inspector.
The flood awareness piece:
Some Yuba City properties are in or near FEMA flood zones. If yours is, make sure you have flood insurance (regular homeowner's insurance doesn't cover floods). Know your evacuation routes. And keep important documents somewhere accessible. This isn't to scare you — it's just smart Yuba City homeownership.
Your Roof Is Baking — Here's How to Protect It
Your Yuba City roof takes more UV punishment than roofs in most of California. The Sacramento Valley sun is relentless, and it ages roofing materials faster than you'd think.
Annual roof check (do this every spring):
You don't need to climb up there (please don't unless you're comfortable and safe). From the ground with binoculars, or from a second-story window, look for:
• Shingles that look curled, cracked, or buckled
• Missing shingles (especially after winter storms)
• Flashing that looks rusted or pulled away around chimneys or vents
• Gutters full of granules (those tiny sand-like bits are your shingle's sunscreen — when they wash off, the clock is ticking)
Know your roof's age. Your home inspection report should have this information. If not, look for a permit date on the underside of the roof decking (visible from the attic) or check with the previous owner's disclosure.
• Composition shingle roof in Yuba City: expect 20-25 years
• Tile roof: 30-50 years (but underlayment may need replacement sooner)
• Metal roof: 40-60 years
Budget rule of thumb: If your roof is past the halfway point of its expected life, start setting aside money. Yuba City roof replacements typically run $8,000-$18,000 depending on size and material.
Plumbing, Electrical, and the Stuff That Keeps You Comfortable
These systems work quietly in the background until something goes wrong. A little attention now prevents expensive surprises later.
Plumbing maintenance:
• Know where your main water shut-off valve is. Day one. If a pipe bursts at 2 AM, you need to find it in the dark.
• Check under every sink monthly for drips or moisture. Catching a small leak early prevents mold and water damage.
• If your Yuba City home has a water heater older than 10 years, put it on your radar. They typically last 10-12 years. A controlled replacement on your schedule costs less than an emergency replacement on a Sunday night.
• Flush your water heater annually to remove sediment. YouTube has great tutorials for your specific model.
Electrical awareness:
• Test your GFCI outlets monthly. Press the "test" button, then "reset." If an outlet doesn't trip or won't reset, call an electrician.
• Test smoke and CO detectors monthly. Replace batteries annually (pick a date — your birthday, New Year's, whatever you'll remember).
• If you're in an older Yuba City home and plan to add major appliances (EV charger, hot tub, workshop equipment), talk to an electrician about your panel capacity first. Many older homes have 100-amp service that may need upgrading.
The pest reality:
Yuba City's agricultural setting means critters are part of life. Keep trees trimmed away from your roofline (rats love tree highways to your attic). Seal any gaps around pipe penetrations. And if you hear scratching in the attic or walls — don't ignore it. A pest control visit now is cheaper than insulation replacement later.
The Seasonal Yuba City Home Maintenance Calendar
Here's a simple seasonal schedule tailored specifically for Yuba City homeowners:
Spring (March
• May)
• HVAC tune-up before the heat arrives
• Roof visual inspection from the ground
• Clean gutters (if not done in fall)
• Check exterior paint, caulking, and stucco for winter damage
• Test all smoke/CO detectors
• Inspect weatherstripping on doors and windows
Summer (June
• August)
• Change HVAC filters monthly (heavy use season)
• Monitor foundation soil — light watering if extreme cracking appears
• Keep outdoor AC unit clear of debris
• Check attic for excessive heat-related issues (if safe to access)
• Inspect and clean dryer vent (fire hazard)
Fall (September
• November)
• Clean gutters before rain season
• Check and extend downspouts
• Inspect roof for damage before winter storms
• Service your furnace before heating season
• Seal any exterior gaps or cracks (caulk windows, doors, penetrations)
• Test sprinklers and adjust for reduced watering
Winter (December
• February)
• Monitor drainage during rains — watch for water near foundation
• Check for interior leaks during storms (attic, windows, ceilings)
• Keep heating filters clean
• Insulate exposed pipes in crawl space or garage (Yuba City does get some frost)
• Plan any spring projects and get contractor quotes while it's their slow season
When to Call a Professional (And When to DIY)
Part of being a smart Yuba City homeowner is knowing when to grab the toolbox and when to grab the phone.
DIY-friendly:
• Changing HVAC filters
• Replacing smoke/CO detector batteries
• Caulking around windows and doors
• Cleaning gutters (if single story and you're comfortable on a ladder)
• Extending downspouts
• Light landscaping and grading adjustments
• Replacing GFCI outlets (if you're handy with electrical basics)
Call a professional:
• Anything electrical beyond basic outlet replacement
• Plumbing inside walls or under the slab
• HVAC repair or refrigerant issues
• Roof repairs (safety first)
• Foundation concerns — cracks wider than 1/4 inch, significant floor slopes, or sudden changes
• Pest issues in the attic or crawl space
• Water heater replacement
